Villa Magic House is a prestigious country house that follows the typical Sardinian building, the Stazzo, but is equipped with all the comforts of a luxury villa. The residence of about 500 covered square meters and 15,000 square meters of park, is located in an absolutely strategic position, a few steps from Marinella beach, 10 minutes by car from Porto Rotondo and 15 minutes from Olbia – Costa Smeralda airport.

Very spacious and very tastefully furnished, it is equipped with all the necessary comforts for a perfect holiday. The owners have finished the villa to a very high standard with the best products and materials. The sound system, wifi and lighting make this villa the ideal place to spend your holidays. Villa Magic is spread over two levels and can comfortably accommodate up to 12 people + staff.

The main building: on the upper floor, after having crossed the elegant entrance, we are immediately welcomed into a single large room strongly characterized by the large central kitchen that opens onto the living area. A large and comfortable sofa and the characteristic wood-burning fireplace give the whole room a pleasant vocation for conviviality, without neglecting the elegance that distinguishes it. On the back of the kitchen is the pantry and a small guest bathroom with shower. The internal dining room, with a large table for 10 people, acts as a link between the living area and the sleeping area. Outside, at the rear of the house, a lovely covered veranda, furnished with a dining table for 10 and a comfortable sofa are the hub of conviviality during the warmer months. Finally, a small outdoor and panoramic fitness area contributes to making this villa truly Magic. The sleeping area on the upper floor consists of: 1 master double bedroom, with bathroom with shower and bathtub “en suite” and walk-in closet, 1 double bedroom with and bathroom with shower “en suite” and another double bedroom, bathroom with shower “en suite”. Each room is accessible from the inside but, in order to guarantee guests greater privacy and freedom, it also has its own independent entrance from the outside. Through a beautiful staircase, from the dining room we go down to the lower floor. Here we find a living and relaxation area that gives access to the 2 double bedrooms with a bathroom with shower / tub. Villa Magic is equipped with a highly efficient air conditioning system that allows you to live the house in absolute comfort 12 months a year.

The annex adjacent to the villa is well-designed, providing space for both relaxation and productivity. With an open-plan living area and kitchen, guests can enjoy a welcoming and functional environment. The master bedroom with ensuite ensures privacy and comfort, while the lower level staff area offers space for service activities and household organization. This layout appears to offer a comprehensive solution for anyone living in or visiting the villa.

The Villa has a well-kept private garden of 1.5 hectares, with Mediterranean vegetation and enjoys a wonderful view of the Gallura countryside. In the highest part of the land, reachable through a comfortable walkway and characterized by a fabulous sea view over the Gulf of Marinella and the island of Mortorio, there is the beautiful infinity pool, an ideal place to relax and enjoy the wonderful Sardinian sun. An external laundry area and a covered parking space (for 2 cars) complete the property.

BOOKING RULES

In order to book the property, we require the security deposit that needs to be wired with the balance of the rental, and the balance is due 40 days before arrival. Details about the guests (lead passenger email-address, names and composition of the group, even if provisional) are necessary to confirm a booking.

Our villas are normally rented on a Saturday to Saturday basis throughout the year, however this can vary.

Please inquire with us to find out more about rental periods for specific properties. If you’re interested in shorter stays or alternative arrival days outside the high season, let us know and we’ll try to match your requirements.

Standard Check-in Time after 4:00 p.m.

Standard Check-out by 10:00 a.m. on departure day unless otherwise agreed in advance.

Smoking is not allowed inside the villa

CANCELLATION POLICY

All cancellations by the Client must be in writing from the person who made the booking, either by special delivery, email or facsimile. Cancellation applies only from the date of receipt by the Company of the cancellation notification.

If the cancellation notification is received 60 days before check-in, travelers will receive a 100% refund of the amount they have already paid.
If the cancellation notification is received between 60 and 30 days before check-in, travelers will receive a 50% refund.
If the cancellation notification is received after 30 days before check-in, travelers will receive a 0% refund.

Any bank fees are non-refundable and they are always charged to the Guest.

The above cancellation charges represent a reasonable estimate by the Company of the likely losses resulting from your cancellation.

Cancellation charges also apply to partial cancellations (e.g. where a Client books for two weeks but amends to one week. In this case, cancellation charges would apply to the second cancelled week). In the event of a cancellation charge arising under this clause the amount due must be paid by the Client to the Company within 7 days of the charge arising, notwithstanding the fact that the Client’s holiday insurance policy may cover the cancellation charge. It is the Client’s responsibility to claim any insurance monies due as the Company cannot claim on behalf of the Client.

In the event the final destination becomes unreachable due to the evolution of the COVID 19 pandemic, then we will proceed with the full refund of the amounts already paid.

Changes requested by the Client from the rental date or during the staying are deemed equivalent to cancelation and therefore involve the payment of the total price, as specified before.
